Before you decide

Llandudno's open-Atlantic glazing takes strong late sun and constant spray, so it's a marine-grade-only address — the guide explains what that means for each elevation. Read the Hout Bay Light, Wind & Salt Playbook →

The hardest elevation on our list

A house here faces open ocean with nothing between it and the horizon, and the last two hours of daylight arrive almost horizontally, straight off the water. There is no overhang deep enough to stop light that low, and no tree line to break it. Add the sea itself acting as a second light source and the result is a room that is beautiful at six o’clock and unusable at five. Of every position this business works in, west-facing Llandudno glass is the one that asks the most of a specification.

That is also why the answer usually sits outside the glass rather than behind it. Stopping the sun before it reaches the pane does more for both glare and heat than any interior blind can, which is what puts channel-guided external screens at the top of the list for the main sea-facing openings. Inside, a tight-openness sunscreen handles the residual dazzle while keeping the reason anyone bought the house in the first place.

Marine-grade is a specification, not a slogan

Full Atlantic exposure means salt-laden air most days and driven spray on the worst of them, and it reaches further inland than people expect when the wind is behind it. Components chosen for an inland suburb will not last here. In practice that means powder-coated aluminium throughout, coastal-grade fixings and brackets, sealed cassettes over any external roll, and fabrics chosen for UV stability rather than for the swatch alone. It also means accepting a maintenance rhythm: a fresh-water rinse of exposed hardware, and fabrics washed rather than left to weather.

Height, reach and the rooms behind the glass

The glazing in these houses tends to be tall as well as wide, often over a double-volume living space or reached across a terrace, and a hand chain on a four-metre drop is neither pleasant nor safe. Motorisation is the practical rather than the luxurious choice on that glass, and it is also what makes wind-sensor retraction possible on anything hung outside.

Bedrooms need their own decision. A sunscreen that gives daytime privacy reverses at night, and on a hillside where the neighbouring terraces look across each other, that matters. Blockout on a roller, fitted to close the gaps at the sides, is the honest specification. Bathrooms and kitchens near this much salt want aluminium slats and nothing else.

What we will tell you no about

Timber outside, or in a sea-facing wet room, is a short-lived idea here and we will say so before quoting it. An unrated open-sided outdoor blind on a terrace this exposed will not survive its first serious south-easter. And even a correctly specified awning is a shade product rather than a storm structure — in a real blow it should be in, and the sensor should be what puts it there.
